CDC Received

Got an email yesterday from Customer Support Consultant advising we received the Complying Development Certificate (CDC). Yay!!!!!

The Consultant advised that one more variation is expected to be raised on Basix and Hydraulics for our signature, and once that is done, our file would be submitted to the Design team for actioning the Construction Drawings.

Metricon also asked us to provide them with a statement from the bank that we have adequate funds to pay for the variations beyond the contract amount. Keen to see our file move forward, I got it organised the same day.

There is hope that we could commence construction this month!

Update from Private Certifier

Got an update from our Customer Service Coordinator that the Private Certifier has made an assessment of our application, and asked for two items: Receipt from Long Service Levy Board and an updated Planning Certificate Section 149(2,5). I ordered the 149 Certificate online on priority order and got it within 12 hours. Hopefully, we will get the Levy receipt soon, and then the Certificate.

(Re) Lodgement of Application for Complying Development

Metricon has advised us that they are planning to lodge tomorrow an application for Complying Development Certificate (CDC) with Local Certification Services (Local Group). As the certifiers have seen our paperwork on our previous design, and our current design is almost the same however with a slightly smaller footprint, Metricon hopes to obtain approval within a short period of time – let’s hope so!

I went to Wollongong City Council and completed an application for extension of our Road Opening Permit (to occupy footpath and access the stormwater during construction). Luckily, the Senior Construction Compliance Officer, who had provided the Consent when the application was lodged last time, was present at the Council, and I managed to get the answers to my queries.

For those of you at Brooks Reach who are required to obtain a road opening permit from Wollongong City Council, Mick Foley and Marissa Hando are few of the relevant authorities who can answer your queries. David Mott is one of the officers who provides the ultimate consent.

 

A Good Week: CDC Received & Property Sold

We had a good week.

A day after I lodged the application for Road Permit at the Wollongong City Council, Metricon received the Permit and emailed me soon after.

A day before Metricon closed for Christmas break, we received the Complying Development Certificate (CDC) that combines the functions of both development consent and a construction certificate.

Two days ago, we exchanged contracts for the sale of a property we held for quite a while (and which we had to sell before applying for a Construction Loan). Although it was disappointing to have to accept an offer that was below what we believe the property is worth, we have to come to reality that this is all what people are willing to pay. We also want to move forward with the Metricon build, as our Contract will need to become unconditional a few days before Australia Day next year.

Applying for a Construction Loan is the top priority now.
