A Good Week: CDC Received & Property Sold


We had a good week.

A day after I lodged the application for Road Permit at the Wollongong City Council, Metricon received the Permit and emailed me soon after.

A day before Metricon closed for Christmas break, we received the Complying Development Certificate (CDC) that combines the functions of both development consent and a construction certificate.

Two days ago, we exchanged contracts for the sale of a property we held for quite a while (and which we had to sell before applying for a Construction Loan). Although it was disappointing to have to accept an offer that was below what we believe the property is worth, we have to come to reality that this is all what people are willing to pay. We also want to move forward with the Metricon build, as our Contract will need to become unconditional a few days before Australia Day next year.

Applying for a Construction Loan is the top priority now.

Metricon's Display Homes at Brooks Reach, Horsley



Both of Metricon’s display homes – Mantra 25 and Kalarney 29 at Brooks Reach – are positioned as More for Less, targeted at the economical segment of the housing market. Although they do not come with the ‘over the top’ bells and whistles that many Metricon display homes have, both the homes appear spacious and inviting with clear lines, and affordable. The landscaping is striking though as you will note in the pictures below.

Our Sales Consultant, Rebecca Hoyer who had been working at the Carnes Hill (Horningsea Park) display centre moved to Brooks Reach; this is fantastic news for us and prospective buyers – she is a dynamic consultant armed with a repository of key information.







Road Opening Permit Application



Our CSC updated us on the status of Complying Development. Apparently, the Private Accredited Certifier advised that a road opening permit is required to access the stormwater during construction.

After a series of email and phone conversations, our CSC completed the application (to occupy a roadway or footpath) and provided me a copy of the hydraulic plan (plumbing and drainage designs) and current public liability insurance to enable me to lodge the application with Wollongong City Council. A Traffic and Pedestrian Management plan and a Dial Before You Dig reference were also needed with the application. The traffic plan costed me $350. The Dial Before You Dig website asked all sort of technical information that I was unfamiliar with, and I did the best I can to provide accurate information.

I have lodged the application ($291) with the Council. Apparently, it takes 5 days to process the application, provided all information and documentation is correct and complete. Let us hope all goes well in getting the permit, as this is the last step that was required to be completed in order to obtain a CDC (Complying Development Certificate – akin to getting a DA approved by the Council).

A Suprise Gift from Stockland




Recently, we received a surprise gift from Stockland (Developer) for settling on our land (a few months ago). The gift box included a bottle of wine, toffees and truffles, and a picnic blanket. Not many developers provide a gift on settlement, and we appreciate Stockland for being thoughtful.

Already, the Brooks Reach Community Park made a positive impact on our lives, with our family and friends finding it a good spot to relax, and brought the ‘inner child’ in many of us – we couldn’t resist the swing and the tower slide! So, good on you Stockland!
